Plumbing Inspection Checklist: What Every Homeowner Should Know

Hidden from the eyes, plumbing is not the first thing that comes to mind when you think of the most important systems in your home. While problems with most other systems are readily apparent, plumbing issues often lurk beneath the surface. Routine plumbing inspection can help catch issues before they turn into major disasters. As a homeowner, it is important to know what such an inspection checklist should contain.

  1. Inspect All Pipes for Leaks

Make sure all the exposed pipes are checked for any signs of leaks or damage. Look for signs of rusting, water spots, and damp areas on walls, in basements, and under sinks.  

Even minor leaks can cause water damage and mold growth. It is recommended to check all the hard-to-reach areas, tighten all loose fittings, and replace any connectors or damaged pipes.

  1. Inspect Water Heater’s Efficiency

Have your water heater checked for any signs of rusting, leaks, or strange noises. 

  • Look for any signs of water damage around the water heater
  • Make sure the pressure relief valve is working properly
  • The temperature setting should be less than 120 degrees
  • The tank must be drained every year to remove any sediment formation
  • Check the anode rod, as it is responsible for preventing rusting

Regularly checking your water heater can ensure efficient operation while adding more years to the equipment’s lifespan.

  1. Check the Toilets’ Functionality

As part of the inspection, it is important to operate each toilet to ensure they are all working properly. You should look for the following problems:

  • Leaks at the toilet’s base
  • Water continues to run after flushing
  • Strange noises

Try to gently rock the toilet to check whether it moves. If it does, you may have to tighten the bolts at its base. It is also required to check the tank and bowl for any signs of cracks or leaks.

  1. Testing Water Pressure

Next, make sure the water pressure is measured in your home. Ensuring proper water pressure ensures efficient plumbing system operation. A low pressure can be a sign of:

  • Sediment buildup
  • Leakage
  • Partially closed valves

On the other hand, high pressure can cause damage to your plumbing and appliances. Ideally, the water pressure should be in the range of 40 and 60 psi. When water pressure is periodically tested, it can help prevent hidden problems from turning into major repairs.

  1. Check & Clean Faucets & Showerheads

Mineral deposits can gradually build up on faucets and showerheads, affecting water pressure. It is recommended to have these fixtures cleaned to ensure a steady flow. 

  • Turn on all the showerheads and faucets to look for leaks, drips, or irregular water flow
  • Any loose connections should be tightened
  • Any worn cartridges or washers should be replaced to address leaks
  • Check the areas around the fixtures for any signs of corrosion or water damage

Checking and maintaining these fixtures goes a long way in conserving water and saving you money.

  1. Check Outdoor Plumbing

You should also ensure that outdoor plumbing is checked for damage or leaks. This includes outdoor irrigation systems, hoses, and faucets. The water flow should be tested and the hoses should be checked for wear or cracks. 

Also, make sure to tighten any loose connections. The outdoor plumbing must be insulated to prevent the pipes from bursting in winter. Any signs of water pooling or damp patches in the yard should be inspected and addressed. When you maintain your outdoor plumbing, you save water, protect the landscape, and prevent damage to your foundation.

So, these are some of the most important steps in a plumbing inspection checklist that you should complete periodically. If you have a newer home, it is recommended to ensure bi-annual plumbing inspections. Further, you should schedule inspections around seasonal maintenance to ensure optimal plumbing performance while preventing issues.
